You can cancel it at any time, but if you cancel at very short notice, there will be some cancellation fees relating to pre-booked guests . The owner wants income whilst the sale process proceeds.<\/li><li>The property is let and the owner wants to give notice to along term tenant in order to have greater flexibility for sale.<\/li><li>The owner is resident intermittently in the property and wants to sell it.<\/li><\/ol><\/div><\/div><\/div><div class=\"accordion-card style2  \"><div class=\"accordion-header\" id=\"collapse-item-6a58027ea2d87\"><button class=\"accordion-button collapsed\" type=\"button\" data-bs-toggle=\"collapse\" data-bs-target=\"#collapse-6a58027ea2d87\" aria-expanded=\"false\" aria-controls=\"collapse-6a58027ea2d87\">How do we benefit estate agencies:<\/button><\/div><div id=\"collapse-6a58027ea2d87\" class=\"accordion-collapse collapse \" aria-labelledby=\"collapse-item-6a58027ea2d87\" data-bs-parent=\"#faqAccordion1\"><div class=\"accordion-body\"><ol><li>LettsGetSmart is a service for your clients, which sets you apart from other agents<\/li><li>We provide the owners with income during the sale process<\/li><li>We pay a portion of our fee to the agencies.<\/li><\/ol><\/div><\/div><\/div><div class=\"accordion-card style2  \"><div class=\"accordion-header\" id=\"collapse-item-6a58027ea2db2\"><button class=\"accordion-button collapsed\" type=\"button\" data-bs-toggle=\"collapse\" data-bs-target=\"#collapse-6a58027ea2db2\" aria-expanded=\"false\" aria-controls=\"collapse-6a58027ea2db2\">Can we let unfurnished properties?<\/button><\/div><div id=\"collapse-6a58027ea2db2\" class=\"accordion-collapse collapse \" aria-labelledby=\"collapse-item-6a58027ea2db2\" data-bs-parent=\"#faqAccordion1\"><div class=\"accordion-body\"><p>We will furnish them in order to let them. This can be done by a rental of the furniture and equipment or LettsGetSmart will pay the cost and deduct it from initial rentals.<\/p><\/div><\/div><\/div><div class=\"accordion-card style2  \"><div class=\"accordion-header\" id=\"collapse-item-6a58027ea2dc7\"><button class=\"accordion-button collapsed\" type=\"button\" data-bs-toggle=\"collapse\" data-bs-target=\"#collapse-6a58027ea2dc7\" aria-expanded=\"false\" aria-controls=\"collapse-6a58027ea2dc7\">What is the relationship between the owner, LettsGetSmart and the estate agency?<\/button><\/div><div id=\"collapse-6a58027ea2dc7\" class=\"accordion-collapse collapse \" aria-labelledby=\"collapse-item-6a58027ea2dc7\" data-bs-parent=\"#faqAccordion1\"><div class=\"accordion-body\"><p>LettsGetSmart has a contract with the owner and is responsible for all the letting and management. Income is paid direct to the owner from the guests. LettsGetSmart contract to pay the fees to the agency, which has no responsibility for the performance of LettsGetSmart. The agreement has no time limit; the owners can cancel at any time, subject only to any forward cancellation fees for guests. LettsGetSmart will accept the owner's instructions on periods of letting availability. LettsGetSmart do not have to have direct contact with the owner. This can be managed via the agency.<\/p><\/div><\/div><\/div><div class=\"accordion-card style2  \"><div class=\"accordion-header\" id=\"collapse-item-6a58027ea2ddb\"><button class=\"accordion-button collapsed\" type=\"button\" data-bs-toggle=\"collapse\" data-bs-target=\"#collapse-6a58027ea2ddb\" aria-expanded=\"false\" aria-controls=\"collapse-6a58027ea2ddb\">What do we pay the agency?<\/button><\/div><div id=\"collapse-6a58027ea2ddb\" class=\"accordion-collapse collapse \" aria-labelledby=\"collapse-item-6a58027ea2ddb\" data-bs-parent=\"#faqAccordion1\"><div class=\"accordion-body\"><p>LettGetSmart charges 20% the first three months, and 15% thereafter. Of this 7.5% is paid to the agency for the first three months and 5% thereafter.<\/p><\/div><\/div><\/div><div class=\"accordion-card style2  \"><div class=\"accordion-header\" id=\"collapse-item-6a58027ea2def\"><button class=\"accordion-button collapsed\" type=\"button\" data-bs-toggle=\"collapse\" data-bs-target=\"#collapse-6a58027ea2def\" aria-expanded=\"false\" aria-controls=\"collapse-6a58027ea2def\">Do the owner and the agency have access to the property whilst it is let?<\/button><\/div><div id=\"collapse-6a58027ea2def\" class=\"accordion-collapse collapse \" aria-labelledby=\"collapse-item-6a58027ea2def\" data-bs-parent=\"#faqAccordion1\"><div class=\"accordion-body\"><p>Yes; LettsGetSmart inform all guests that the property is for sale and that the agency has the right (with reasonable notice and at reasonable times) to bring prospective buyers for viewings.<\/p><\/div><\/div><\/div><div class=\"accordion-card style2  \"><div class=\"accordion-header\" id=\"collapse-item-6a58027ea2e00\"><button class=\"accordion-button collapsed\" type=\"button\" data-bs-toggle=\"collapse\" data-bs-target=\"#collapse-6a58027ea2e00\" aria-expanded=\"false\" aria-controls=\"collapse-6a58027ea2e00\">Can we be sure that the properties will be well presented for viewings?<\/button><\/div><div id=\"collapse-6a58027ea2e00\" class=\"accordion-collapse collapse \" aria-labelledby=\"collapse-item-6a58027ea2e00\" data-bs-parent=\"#faqAccordion1\"><div class=\"accordion-body\"><p>Guests can be informed of this requirement.
